What are floorplan services?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they make note of the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch out the property. Then, the appraiser writes up a report and detailed sketch showing the total living area and the general layout of the home. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service required?

Property taxes

Tax records frequently reflect incorrect area of a property because the values can come from several sources, and sometimes go unverified — which means you may be taxed for more square footage than you have! Unless a certified appraiser has recently completed an evaluation on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a property

A home floorplan service can ensure that you're paid a fair price for your property. Living space is one of the biggest factors potential buyers examine when purchasing a house — but since these values are frequently approximated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your property, but possibly even the amount of interested buyers. The only reliable method of using a definitive GLA when listing your home is to refer to a previous appraisal or measurement service executed by an appraiser (after any remodeling that might have affected square footage).

Material for real estate agents

To make certain that your client's property closes at a price that accurately reflects true market value, we recommend requesting a floorplan service for the property. Your clients, and potential buyers, will be grateful for your attentiveness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tool for getting potential buyers interested because they can see the layout and features of the property before and after touring.
